Could I ask you a question? How would you adjust your flip strategy for the Houston market, where homes and space abound, home prices are low, and especially now, that the market is cold? I want to get going but I’m afraid to start up in a market like this. I have the vision for making homes emotionally awesome like you do, but I have that doubt about whether our market would work like California’s market. I’m close to The Woodlands, Texas, which is a Beverly Hills-type community where real estate is higher dollar. Sales seem to be solid there in spite of the market.

Actually all the same principles apply in a soft market.

Make sure you know your comps - make sure you don't "over capitalize" for the neighborhood, and work at getting that house at a slightly lower price to begin with - knowing the market is softening.

Also, when you are estimating the Final Flipped price of your house - keep in mind that values will be less in 6 months - so knock 5% off your estimated FFP (Final Flipped Price) when you are deciding if this is a potential winning Flip house for you!

Mr. Corbett was very personable and entertaining. He had some interesting perspectives on a traditionally well-covered topic. Unique and interesting enough that I purchased his book. I left not only with a comfortable understanding of his approach, as well as some specifics that i can use in many other situations. An enjoyable evening, worth the money, and I would recommend it to friends.

I think it was a very good intro for people just looking into the business of fixing and flipping. As a realtor I was able to get some good tips as well. I like how he discussed lifestyle upgrades. He was very nice and connected with the class well. He is a good speaker and motivator.
